End of tenancy cleaning in London

At the check-out inspection

When a tenancy ends, the landlord, the letting agent or an inventory clerk walks round with the check-in inventory and compares each room with the way it was recorded when you moved in. Fair wear and tear is allowed for. Dirt is not: anything less clean than at check-in goes on the report, and any cleaning charge against your deposit rests on that report.

The lines that appear on reports are predictable. Limescale round the taps and on the shower screen. Grease on the extractor and the tiles behind the hob. Dust along the skirting, on the door tops and on top of the kitchen units. The inside of the fridge, the oven and the cupboards. An end of tenancy clean gives those the most time.

Deposit protection at the end of a tenancy

On an assured periodic tenancy, the kind that replaced assured shorthold tenancies in England on 1 May 2026, the landlord must hold your deposit in a government-approved scheme: the Deposit Protection Service, MyDeposits or the Tenancy Deposit Scheme. Once you and the landlord agree how much comes back, the landlord has 10 days to return it. If you disagree, the scheme runs a dispute service that both of you have to agree to use; each side sends evidence and the decision is final (GOV.UK: tenancy deposit protection).

In a cleaning dispute, the evidence is the check-in inventory set against the check-out report. Read the check-in before you book. If it says the carpets were cleaned before you moved in, add carpet cleaning to the booking; if it lists a new oven, add the oven.

When the report marks something we cleaned

If the inventory clerk or the agent marks an item we cleaned, tell us within 48 hours, with the wording from the report, and we come back to put it right.

The return visit covers what we cleaned. It does not cover damage, marks already noted on the check-in inventory or anything outside the booking, such as an oven you chose not to add. That is why the best time for the clean is close to the inspection, with everything already moved out, so nothing gets dirty between our visit and the clerk's.

The oven and carpet add-ons

The oven is never part of the standard price. Added to an end of tenancy clean it is £31 for a single oven and £62 for a double oven or a range; booked on its own, the same single oven clean is £77. The racks, trays and removable parts are soaked, and the cavity, the glass and the seals are cleaned by hand in your kitchen. The inner door glass is cleaned where the door design allows it.

Carpets are cleaned by hot water extraction, room by room, at £29 a bedroom, £36 a living room, £47 a through lounge and £35 a flight of stairs when they go on the same booking. They dry in a few hours with the windows open or the heating on. Prices for carpets cleaned on their own are on carpet cleaning.

Getting the flat ready for the cleaners

• Move your belongings and rubbish out first. The clean is priced for an empty home, and anything left behind gets cleaned around.
• Empty the fridge and freezer, and switch the freezer off the night before so it has defrosted by morning.
• Empty the kitchen cupboards and drawers so the insides can be cleaned.
• Leave the water, power and heating on.
• Let the cleaners in yourself, or agree with your agent how they get the keys.

End of tenancy clean or deep clean

If you are moving out of a home you own, either works, and the end of tenancy price is usually simpler because it does not depend on the hours. For a home you are staying in, book a deep clean.

Cleaning between tenants

Landlords and letting agents book the same clean between tenancies, at the same prices. The return visit works the same way when the clerk checking in the next tenant marks something we cleaned. If the property has had work done since the last tenant left, book after builders cleaning, because building dust keeps settling and needs more than one pass. Outside windows are a separate window cleaning booking. Every other rate is on all our prices.
